Write the transaction in plain language
The opening summary should explain the transaction in ordinary language. State what the client wants to achieve, why finance is needed and what would repay it.
Use documents to support the story
Documents support the story rather than replace it. Financial statements, property information and existing loan details become more useful when the submission explains why they matter.
State the complications early
A known complication should be stated clearly. Existing arrears, a difficult deadline, uncertain valuation or incomplete approval can change the assessment and the information required.
Be clear about the decision requested
Finish with the next decision sought. The team should know whether the broker needs an initial view, indicative terms or a detailed assessment, and what information remains outstanding.
- Connect purpose, borrower, assets and repayment.
- Use a concise summary to make evidence useful.
- Disclose difficult facts and identify the next decision.
This perspective is general information. Consider the relevant documents and your circumstances before making an investment or finance decision.
