A considered view of property.
Regalis considers real estate opportunities with attention to the asset, its market, the business plan and the proposed ownership structure. The investment range may include income-producing property, specialist partnerships and development equity.
REGALIS / Real EstateOwnership begins with the business plan.
Property equity gives investors exposure to the economics of ownership. Income may depend on occupancy and rent collection; value may depend on market conditions, asset improvements or the execution of a development plan.
We assess the proposed business plan against the capital available, the experience required and the conditions needed for an exit. Development opportunities require particular attention to approvals, construction costs, delivery and sales assumptions.
Each opportunity should state whether investors are taking equity or credit exposure. The two positions can have different rights, cash flows and outcomes even when they relate to the same property.
Read the asset through three lenses
Income and occupancy
Examine leases, tenant quality, incentives and upcoming expiries that shape rental receipts. Operating expenses, maintenance and leasing costs influence income available to owners. A well-located asset still needs a realistic view of its cash requirements, including the effect of vacancies and the time needed to secure new tenants.
Capital and improvement
Understand what must be spent to maintain or reposition the property. Refurbishment, environmental upgrades and development work bring different approval, delivery and funding requirements. The investment case should explain who controls the programme, how variations are approved and how unexpected expenditure is met.
Market and exit
Test the assumptions behind an eventual sale or refinancing. Buyer demand, borrowing conditions, tenant demand and asset condition can change together. A planned exit date provides a reference point, while the actual outcome depends on market conditions and the rights within the ownership structure.

Identify exactly what you own.
A real estate investment may involve units in a pooled vehicle, shares in a project entity or participation through a joint venture. The asset address tells only part of the story. Investors should understand the legal interest, the position of lenders and the decisions reserved to the asset manager or development partner.
Development equity needs attention to the sequence of expenditure and receipts. Approval milestones, procurement, construction and settlement each affect the use of capital. For established property, the focus may be leasing, operating performance and future capital works. We make these distinctions explicit when discussing the investment case and the information required for ongoing oversight. Further funding responsibilities belong in that discussion.
