Identify what must happen for repayment
A first mortgage over a completed property, a construction facility and a loan to a trading company can sit under the same broad category while relying on different outcomes. Investors should identify what the borrower must achieve to repay.
Understand the security position
Collateral can support recovery, but its value and accessibility depend on the circumstances. Existing claims, legal rights, sale costs and time all affect what may ultimately be available.
Look for shared dependencies
A portfolio of loans should also be assessed as a portfolio. Shared sponsors, regions, sectors and exit assumptions can create concentration that is not obvious from the number of loans.
Read the reporting carefully
Reporting should help investors distinguish income received, interest accrued, loans in arrears and revised valuations. These are different pieces of information, each relevant to understanding the portfolio.
- Understand the source of repayment.
- Consider security alongside timing and recovery costs.
- Separate accrued income from cash actually received.
This perspective is general information. Consider the relevant documents and your circumstances before making an investment or finance decision.
