SYDNEY, AUSTRALIAA broader perspective on capital
Private Credit

Look closely at the loan.

Regalis Private Credit considers selected lending opportunities across property and business finance. The assessment centres on the borrower, the purpose of the loan, the capital structure and the evidence supporting repayment.

A considered approach

Repayment is the central question.

Private credit is a broad category. A loan secured against a completed industrial property can have different risks from a construction facility or a loan to an operating business. The strategy must identify which types it can hold and how those exposures are limited.

Security and seniority influence the lender's position if a borrower cannot repay. They need to be understood alongside valuation, existing claims, enforcement costs and the time required to recover funds.

Investors receive an explanation of the credit mandate and the relevant reporting arrangements. Contractual interest does not remove the possibility of missed payments, restructuring or loss of capital.

Different loans, different dependencies

Area of focusWhat to consider
Completed property lendingExamine the current valuation, rental income, existing debt and credibility of a sale or refinancing. Establish where the loan ranks and which security is available. Other claims, realisation costs and the time required to enforce rights can change what is ultimately recovered from the asset.
Development creditReview approvals, cost to complete, builder capacity, contingency and the timing of project receipts. Drawdown controls matter alongside the initial facility terms. Consider who provides additional funding if costs rise, completion is delayed or sales take longer than the original business plan anticipated.
Corporate and structured lendingAssess operating cash flow, customer concentration, receivables and existing obligations. Understand which assets support the facility and whether business disruption would weaken both repayment and collateral value. For subordinated positions, examine intercreditor arrangements and the rights retained by senior lenders.

In practice

Security is one part of the credit case.

A mortgage or other security interest helps define lender rights, but it does not create an immediate source of cash. Recoveries depend on asset value at the time, competing claims, legal processes and the cost of realisation. The commercial repayment plan deserves as much attention as the documents supporting enforcement.

At portfolio level, different loans can share a sponsor, geographic market or refinancing window. Our approach examines those connections alongside individual exposures. When reviewing a strategy, ask how extensions, missed payments and interest accrued without being received appear in reporting. Also confirm the terms governing investor liquidity: underlying loan maturities do not necessarily establish when an investor can withdraw.
